How much am I likely to earn from my property?
This depends on a number of factors including size, location, facilities, the view and external factors such as the current economy and market demand. We will carefully rate your property and price it in order to optimise bookings and your income.
Generally, a property will build up its bookings performance over three years and therefore you should plan for this in your budgeting – though a number of properties exceed expectations.
How do I receive my money?
You will be paid on a monthly basis directly into your bank account. You will receive a monthly statement showing bookings taken and monies paid.
Can I use the property myself?
Of Course! We ask that you limit the time taken in the ‘peak’ season to one week. But of course, we are happy to discuss whatever your requirements.
What is the registration cost?
There is no registration cost / set-up fee / annual fee.
How much commission do you charge?
Our excellent commission rate is just 20% – no VAT.

The WOW factor – give your property the wow factor with well-considered interior design. High-quality fixtures and fittings, an integrated kitchen, coordinated soft furnishings making a homely feel.
Views – views and location are top priority for most holidaymakers so ensure your property is set up to take full advantage of the outlook.
Be well-equipped – appliances such as a dishwasher, washer/dyer and fridge freezer add considerably to the comfort of your guests. Flat screen TVs, DVD & CD players as well as wifi are no longer optional in high quality rental accommodation!
Clean & tidy – a clean and well maintained property is essential to making a good impression on your guests.
Valued extras – computers with broadband and games consoles make guests feel that they are getting something extra for their money and increase the chance of repeat bookings.
Be pet friendly – more than 50% of customers booking out of season travel with their pets, so welcoming them increases your chance of attracting bookings
Children – catering for families opens up your property to a wider audience. Providing a high chair, cot, stair gate and games will be viewed positively by your guests.
Parking – more than 90% of customers rate parking highly in their priorities. If your property doesn’t have parking, provide a parking permit for a nearby car park.
Welcome basket – make your guests feel welcome with a carefully chosen welcome pack – your efforts will be well appreciated.
Meet & greet – guests appreciate a friendly face when they arrive at your property more than keys under a mat! If your property manager can meet your guests in person, it allows you to ensure that they understand the heating system, know when the bins are collected and are happy with the property at the beginning of their stay.

Property Maintenance & Cleaning
We can oversee the maintenance and cleaning of your property or you can be in control of this. We help to run a professional team of cleaners (Pristine Clean) and always have handy men on hand to deal with maintenance issues.
Communication
We will keep you informed of each new booking as it arrives and will liaise with you should the booking be anything out of the ordinary.
Once a month you’ll receive a statement showing bookings made / taken place / money received etc.
We will keep a close eye on your property’s performance and monitor feedback to ensure we can maximise customer satisfaction – both yours and your guests’!
Property Management
Your property will have a designated property manager who will take responsibility for the cleaning, maintenance, meeting of guests and managing any issues that arise during their stay. If you are unable to, or would rather not undertake this role yourself we can help to find someone suitable.
Fire Risk & Access Statements
A fire risk assessment and access statement will need to be completed for your property; details of the requirements will be provided to you.
Property Availability
We ask that you property is available for us to let during, at least, Easter break, July, August and September.
Registration Fees
There are no set up, registration costs or annual fees if you wish to be represented by Cornish Holiday Homes.
Commission
We offer a very competitive commission rate of just 20% – NO VAT.
Payments
All deposits and payments for bookings for your property are managed and taken by Cornish Holiday Homes on your behalf. Payments to you will be made directly into your bank account on the 15th of the month following your guests’ departure.
Complaints & Refunds
We endeavour wherever possible to resolve complaints quickly: we view refunds as a last resort. Occasionally, however, it is not possible to satisfy a customer without giving something back. If your property is not maintained to the appropriate standards, we reserve the right to refund an amount that we feel is appropriate, or, in extreme cases, move guests to alternative accommodation – this, of course, will only be done following liaison with you.
Contracts & Cancellations
Our contract with you will run for 12 months, initially, and any withdrawals from the contract within this time will incur a charge of £500 to cover our marketing and set-up costs.
At all times there is a minimum notice period of 28 days on your contract with Cornish Holiday Homes. Furthermore, any bookings taken prior to your cancellation must be honoured.
Tax
Owning a holiday home is a significant investment and we recommend consulting a qualified tax specialist.

Insurance
You must have in place the relevant holiday home insurance that includes public liability cover. (Cornish Holiday Homes can recommend a broker to help you.)
